Creating a Campaign

Step-by-step walkthrough of the campaign creation wizard.

Creating a Campaign

Creating a campaign takes about a minute. The wizard walks you through three steps: naming your campaign, choosing which signals to track, and setting your filters.

Step 1: Name your campaign

Give your campaign a descriptive name that reflects your strategy. Good examples:

  • "Code Violations + High Equity"
  • "Tax Delinquent Under $300K"
  • "Absentee Owners - Hialeah"
  • "Expired Permits + Out of State"

The name is just for your reference — pick something that helps you remember what this campaign is targeting.

Step 2: Choose your signals

Next, choose which distress signal types you want this campaign to track. All signals are selected by default. You can toggle individual signals on or off:

SignalWhat it captures
Building ViolationsProperties cited for building code violations
Sewer NoticesProperties with mandatory sewer connection requirements
DERM EnforcementProperties with environmental violation cases
Stale Building PermitsPermits that have expired or were never inspected
Clerk RecordsLis pendens, tax liens, and other court filings

Use "Select All" or "Unselect All" to quickly toggle everything. You must have at least one signal selected.

Tip: If you're just getting started, leave all signals selected. You can always create more focused campaigns later once you see what kinds of leads are coming in.

Step 3: Set your filters

This is where you dial in exactly what you're looking for. Every filter is optional — leave a field empty to include all values.

  • Market value range — Set a minimum and/or maximum property value
  • Cities — Select specific cities or neighborhoods to focus on
  • Tax status — Filter by Paid, Unpaid, or Delinquent
  • Tags — Filter by AI-generated tags (like "High Equity" or "Motivated Seller")
  • Owner flags — Filter by absentee status, homestead exemption, or out-of-state ownership
  • Minimum violations — Only show properties with at least this many violations

See Campaign Filters for a detailed explanation of every option.

Live preview count

As you adjust filters, you'll see a live count at the bottom showing how many properties currently match your criteria. This updates as you change filters so you can find the right balance — broad enough to get leads, focused enough to stay relevant.

Creating the campaign

Once you're happy with your criteria, click "Create Campaign". The campaign is created immediately and starts matching against existing leads. New leads that come in daily will also be checked against your criteria automatically.

You'll be taken back to the dashboard where your new campaign card will appear, ready for you to start reviewing.
