How It Works
Leads Engine follows a simple, repeatable workflow designed to keep you ahead of the competition without spending hours at a desk.
The workflow at a glance
Create a Campaign → Leads flow in → Review on the go → Work your pipeline → Close dealsHere's what each step looks like:
1. Create a Campaign
A campaign is your saved set of search criteria. You tell us what you're looking for — property value range, location, types of distress signals, owner profile — and we automatically match incoming leads to your criteria.
You can have multiple campaigns running at once. For example, one for "high-equity absentee owners with code violations" and another for "tax delinquent properties under $300K."
2. Leads flow in automatically
Every day, we ingest fresh data from primary public sources — county building departments, clerk of courts, tax records, and more. When a new lead matches your campaign criteria, it lands in your review queue.
3. Review on the go
The review queue is built for your phone. New leads show up as cards you can quickly scroll through. For each lead, you see the key data — address, AI score, distress signals, owner info — and decide in seconds:
- Interested — Approve it. The lead moves into your qualified list.
- Not Interested — Dismiss it with a reason and move on.
The goal is to stay caught up daily. It only takes a few minutes.
4. Work your pipeline
Approved leads land in your pipeline. From there, you track each one through stages as you take action:
New → Contacted → Qualified → Negotiating → Closed
Add notes, update stages, and keep everything organized in one place.
5. Export and take action
When you're ready to act, export your qualified leads to CSV. Use the data for skip tracing, direct mail campaigns, or import into your CRM.
