What Is a Campaign?

A campaign is your saved set of search criteria. Think of it as a standing order — you define exactly what kind of leads you're looking for, and the platform automatically matches new leads as they come in.

Why campaigns?

Instead of manually searching through every lead, campaigns let you focus on what matters. Each campaign filters the full lead database down to just the properties that match your investment strategy.

You might create different campaigns for different strategies:

  • "Code Violations + High Equity" — Properties with active building violations and significant equity, suggesting a distressed owner sitting on value.
  • "Tax Delinquent Under $300K" — Lower-value properties with unpaid taxes, potentially headed toward tax deed sale.
  • "Absentee Owners with Expired Permits" — Out-of-area owners who started a renovation and abandoned it.

What criteria can you set?

When creating a campaign, you choose:

  • Signal types — Which distress signals matter to you (building violations, sewer notices, environmental violations, expired permits, clerk records like lis pendens). You can pick any combination.
  • Filters — Narrow results by market value range, city, tax status, AI-generated tags, owner flags (absentee, homestead, out-of-state), and minimum violation count.

You'll see a live preview count as you adjust filters, so you know exactly how many properties match before you create the campaign.

How leads arrive

Once your campaign is created, it works automatically:

  1. New data is ingested daily from public sources.
  2. Each new lead is checked against your campaign criteria.
  3. Matching leads appear in your campaign's review queue.
  4. You get a badge on the dashboard showing how many new leads are waiting.

You don't need to do anything to keep leads flowing — just check in and review.

Multiple campaigns

You can run as many campaigns as you want. Each one has its own review queue, its own approved leads list, and its own progress tracking. A single property can match multiple campaigns if it fits the criteria for each.
